Didovets I. The Increased Efficiency of the City's Territorial Community Real Estate Management

Object of research: process of management of objects of the real estate territorial community. The purpose of research: theoretical generalization and development of scientific-methodical rules and practical recommendations concerning increase of a management efficiency by objects of the real estate of a territorial community of city, first of all of commercial purpose, maintenance on this basis of increase of the incomes of the urban budget. Methods of research: deductions and induction, system approach, expert estimations, economic-mathematical modeling, trending a method of forecasting, regression of the analysis. Theoretical and practical results: is extended and the concept of the strategic approach to effective management of objects of the real estate territorial community of city has found the further development. The theoretical results are lead up to a level of the concrete recommendations used in practical activity of bodies of the executive authority, which raise a management efficiency by the real estate territorial community of city, and, first of all, by objects of commercial purpose. Are used in educational process at teaching disciplines: "Economy of the real estate", "Management of the real estate", "Municipal management", "Strategic management". Scientific novelty: the system of maintenance of effective management of objects of the real estate territorial community of city is developed, the organizational-economic model of effective management of the municipal real estate of commercial assignment is offered, the economic-mathematical model of effective management of objects of the municipal real estate of commercial assignment is developed; are advanced: The methodical approach to definition of a level of satisfaction of the population in objects of the municipal real estate, target model ("tree" of the purposes) for management of municipal immovable property of city, organizational structure of management of municipal immovable property of city, approach to a choice of ways of managementof the municipal real estate of city and principles of its management. Sphere of use is the activity of managements of the municipal property, privatization, municipal services; regional branches of Fund of state property of Ukraine; regional, urban and regional councils; higher educational institutions.
