The dissertation is devoted to the development and substantiation of theoretical and methodical principles as well as scientific and applied provisions of the formation and development of regional residential real estate markets in Ukraine. The concept, structure, features of the residential real estate regional market functioning and its most significant signs are defined. The author's approach to the segmentation of the residential real estate market is formed. The factors of formation, functioning and development of the residential real estate regional market are generalized and structured. A methodical approach to the study of the processes of formation, functioning and development of the housing market taking into account the region specifics is proposed. The formed technique consists in complex estimation of the regions real estate market otaking into account official statistical data, the carried-out marketing research of the real estate market of the region on the following stages: carrying out office and field researches of regional real estate market development factors; analysis of the state and trends of the national residential real estate market; comparative analysis of the regions real estate market development in dynamics; cluster analysis with a deeper justification of the changes direction that are formed for homogeneous groups of regions; special marketing research of the regional real estate market. It is proved that the analysis of macro- and meso-level factors of the external environment by the method of office research allows to determine those that must be taken into account when developing regional development strategies, development strategies of regional housing market, in forming national and regional housing programs and selecting effective tools, because they either promote or hinder the development of the regional residential real estate market. A study of the state and features of the national Ukrainian residential real estate market development was conducted. Group indices of residential real estate market development based on the method of comparative analysis were formed. Integrated indices were calculated on their basis, which allowed to make interregional comparisons and identify clusters of regions. The possibility of the housing market state regulation foreign experience adaptation to modern realities of the residential real estate market of Ukrainian regions development is analyzed. It is substantiated that to increase the level of the market supply personalization it is necessary to conduct a study of consumer needs and intentions. To study them, a method of marketing research of the regional residential real estate market consumers is proposed. The basis of the methodology is to conduct a survey of respondents using a multifactor questionnaire with emphasis on determining the current level of housing and the level of satisfaction with the quality of housing; motives for purchasing houses and criteria for choosing houses; prospects for the development of the long-term lease segment in the region; level of satisfaction with the quality of living environment and migration intentions of the population. Perspective directions of separate aspects of functioning and development improvement of the residential real estate regional market in the context of its transformation on the principles of partnership, interaction, digitalization, openness, customer orientation and human-centered are developed. Proposals for the transformation of the regional residential real estate market have been formed basing on the study of digital practice implemented in the residential real estate market and taking into account the prospects of its further digital transformation.
