Object of the research: The realty market’s process of functioning and its specialties. Aim: A scientific-methodical and practical recommendations of region realty market’s analysis for their functioning improvement in a system of the national market. Methods of research: system-structuring, functional, economically-juridical syntheses, the theory of systems, the method of a logical generalization, the hierarchy analysis method, the theory of engineering experiment. Defined: The main features of a “regional real estate market “ by improvement it’s additional characteristics on the basis of definition the category “realty”, researching the category “region”, researching the category in the point of the system theory. Developed: the model of a value of realty on the basis of the price-forming factor’s classification to three groups – technical characteristics, location factors, factors of an outside environment. Implemented: the scheme of a regional real estate market’s analysis, the method of a typical flat’s valuation. Application domains: in practical activities of consulting, appraising, realtors organizations, banks, in educational process of the professional appraisers courses, higher educational establishments.
