Emission securities in the investment process on the real estate market of Ukraine. To expose the absent and inferior constituents of the process of using securities in an investment process on real estate market of Ukraine, and, via deep analysis of theoretical, methodical and practical aspects to ground recommendations in relation to their improvement. Systematic, axiomatic, historical method, abstraction, analogy, comparative analysis, synthesis, economic analysis. Defined principles of interaction of securities market with real estate market, developed an index for calculating the level of securitization on real estate market, argued the changes to the legal base in relation to the functioning of mutual investment institutions on the real estate market. Provided further progress for theoretical developments of the essence of "investment" as a category - by addition with points, which represent to the fullest extend all spectrum of relations between the participants of investment process: about exceptional nature of capital as a source of realization of investments into any assets of long-term and short-term character and prevailing of individual aims; practical developments in relation to defense of investors rights through abolition of requirements of placement of special purpose bonds by lots. Methodical developments are infiltrated in relation to the evaluation of separate types of securities, and recommendations on optimization of legislation on questions of issuing and transacting of special purpose bonds.
