Burkun I. Organizational-economic basis of functioning of the regional market of the inhabited real estate

The purpose of dissertation work is a teoretiko-methodical ground and improvement organizationally of economic principles of functioning of regional market of the housing real estate for the increase of economic and social efficiency of his functioning. A research object is a process of functioning of regional market of the housing real estate and his development in modern terms. The article of research is the teoretiko-methodical providing and organizationally economic bases of functioning of regional market of the housing real estate taking into account regional consumer advantages. Methods of researches. For the decision of the tasks put in-process there was the used system of methods: balance and index methods, method of decouplig, aggregation, analogies, conformities to law, classification, ranging and extrapolation, direct questioning, expert estimations and systematizations, and others like that. Basic results which characterize the scientific novelty of the conducted research consist in the following: improved: model of determination of social'noorientirovannoy demand price 1 kv.m. to the housing real estate on the basis of calculation of specific cost of housings objects by the method of parallel sections, that, unlike existing, takes into account regional consumer qualities of habitation; aditivno-regressive theoretical model supply prices 1 apt. mcode of the dwelling real estate in the Kharkov region; organizational structure of market of the housing real estate. Practical meaningfulness of the got results and developed recommendations consists in possibility of their introduction on the enterprises of Ukraine: By the agency of the real estate «Avers» (certificate about introduction № 37 from 07.12.2009) by the branch of propulsion MODULE «Rodovid Bank» of the Kharkov separation №1 (certificate about introduction № 517 from 03.12.2009), By the Kharkov branch of LTD. «Karbon» (certificate about introduction № 921 from 14.12.2009) and by the Executive committee of Kharkov city advice of the Kharkov area (Department of economy and communal property) (certificate about introduction № 13443 from 07.12.2009). Offered scientifically methodical positions of dissertation work are used also in the Kharkov national academy of municipal economy on the department of management projects in a municipal economy and building during the diploma planning and at teaching of discipline of «property Administration» and in the process of the diploma planning. Can be drawn on research results the organs of regional management and local self-government for perfection of the system of the housing real estate of region taking into account features and pattern of the use of potential of territory. It is expedient to use dissertation job performances for national program, directed on stable economic development and maximal satisfaction of necessities of population in habitation development.
