Object: the processes of financial and credit maintenance of residential areas in market conditions. Purpose: developing of theoretical and methodological and applied the principles of financial credit of residential areas in market conditions. Methods: theoretical generalization and system analysis, analysis and synthesis, abstraction, quantitative analysis of economic indicators, economic-mathematical modeling and formalization. Results for the first time defined the essence of financial credit of residential areas, which is a complex interaction between all participants of investment processes in the construction, reconstruction and purchase of residential property and the formation of the institutional environment that brings together institutions - markets residential investment, housing, construction and reproduction housing, residential property, to ensure the interests of the population living under the level of its solvency, improved categories of public investment and housing policy, the model of regulation of investment processes in institutional building and rendering subsystem housing, methodical approaches to alternative affordable housing.
