Essay

The aim of the thesis is the substantiation of methodological principles and methodological approaches and development of practical recommendations on improvement of the statistical evaluation of the residential real estate market of Ukraine. The object of research is the processes and phenomena of economic character occurring in the national market of residential real estate. Subject of research is theoretical and methodological foundations, methodical approaches to the complex of statistical research of the domestic housing market. Methods of research: scientific abstraction, comparison, generalization, deductive and inductive analysis, synthesis, methods of absolute, relative and averages, tabular and graphical, groups, analysis of dynamics of proportional distribution, index. Scientific novelty of the results is to improve methodological and methodical support of statistical monitoring and evaluation of the residential property market in Ukraine. For the first time: methodological approach to statistical evaluation of the housing market, which is based on the principles of system analysis using the method of hierarchy analysis of the factors, allowing to study the quantitative and qualitative characteristics of the real estate and to bring them to a common scale of measurement; the methodological and methodical approaches to integrated statistical evaluation investments in the residential real estate market that provides creation of organizational and methodological prerequisites for intensification of investment processes in this area. Improved: informational support of research of the market of residential property, thus optimizing the structure and the content of the indicators forms of state statistical reporting in this area; approaches to statistical estimation of change of the prices on the residential property market, which will improve the possibilities of their statistical observation, will provide the basis for forecasting the market for the future. Received further development: structure the residential real estate market from the viewpoint of the necessity of conducting of state statistical observations, improving the theoretical-methodological bases of statistical evaluation of this important market; basic statistical methods of research of the real estate market in terms of its important segment of the housing market, in first of all - the most important statistical indices in the cost of housing, allowing research to substantiate the managerial decisions to optimize the state housing and social policy. The results of the study implemented in the activity of State statistics service of Ukraine (№05.5-10/105-14, 07.03.2014) and Main statistical office in Rivne oblast (№15-01/531, 30.11.2012), and also in the educational process of the National Academy of statistics, accounting and audit (№ 940/1, 03.10.2012).
