Object: processes of implementation of mortgage transactions in the banking market. Objective: development of theoretical principles and developing of proposals for improving the implementation of mortgage transactions in the banking market. Methods: theoretical synthesis, comparison, classification, formalization, factor analysis, observations and expert assessments, method groupings, comparative and graphical analysis, statistical and mathematical methods, system-structural analysis, research methods and time series forecasting. Results: improved system of criteria for identifying mortgage operations by introducing features: functionality, the category of counterparty risk, the economic content, term of the mortgage obligations, currency, range of services, the nature of mortgage collateral, the direction of formation needs initiator mortgage operations, methodical approach to transformation of term deposits at the bank financing mortgage operations, tools, determine the proportion of current liabilities of the bank, which can be considered as permanent long-term resources in the implementation mortgage operations. Use: in activities of Cherkasy Regional Department of JSC "State Savings Bank of Ukraine" in developing recommendations for the implementation of methodological approach to the simulation model for identification current liabilities of the bank? in the learning process of Cherkasy Institute of Banking of University of Banking of the National Bank of Ukraine.
