The object of study: the process of state influence on the development of the real estate market in Ukraine. Purpose: theoretical justification role of the state as a subject of the real estate market in the socio-economic relations and identify approaches to improve the institutional mechanisms of state regulation of the real estate market in Ukraine. Methods: analysis and synthesis, historical, modeling, system approach, the comparative analysis. The result is a system for solving the actual branch of science "Public Administration" problem - namely, the theoretical justification of the state's role as the subject of the real estate market in the socio-economic relations and identifying approaches for improving the mechanisms of state regulation of its institutional development in Ukraine. Novelty: the conceptual provisions to improve the institutional mechanisms of state regulation of the real estate market in Ukraine; improved practical approach for the implementation of the general principles upon which modern models of real estate market and others. Introduced in the activities of the Sumy Regional Council, the Kharkiv Regional State Administration and others. Applications: public administration, local government, training and retraining of civil servants, local officials government.
