The dissertation is devoted to models, methods and information technology of general planning and organization of the construction territory which meet the requirements of BIM ? Building Information Modeling. Information technology consistently automates the functional process of general planning.The conceptual model of spatial data is proposed, which formalizes information on methods of representation of relief models and objects of existing construction for the construction of a triangulation model of the surface.To achieve the purpose of the dissertation research, a structural analysis of the object of modeling – the territory for general planning as a territorial spatially distributed system of the open type was carried out.Intelligent digital models of general planning objects are developed on building information modeling technology, which integrate information about the properties of the object - geometric, attributive, topological and graphic information, with methods of spatial binding on thuer construction.The proposed information technology is based on the models and methods, which proposed and developed in the thesis, consistently automates the functional process of general planning and creates a full digital model of the territory for development, which consists of a digit general planning and a digital surface model.
