The scientific novelty of the obtained results is as follows:

- the categorical apparatus for defining real estate, a distinctive feature of which is the inclusion in its composition of land plots and other objects located on it, forming spatial support from above and below, characterized by a long-term nature, the movement of which leads to a violation of its functional characteristics. The proposed definition allowed us to form a theoretical and methodological basis for applying the method and models of real estate use at the regional level;
- criteria for the formation of spatial, functional, investment, and environmental support for the use of real estate at the regional level, which, unlike the existing ones, makes it possible to build a multi-level system of indicators for developing a method and models, forecasting changes, and formulating measures to improve the efficiency of real estate use at the regional level;
- a method of integral assessment of the level of real estate use in the regions, based on a combination of expert and analytical methods, local, systemic, integral models, and a multi-level system of indicators, which allowed to form the basis for mathematical modeling of factors of real estate use at the regional level;
- a model of the impact of the integral indicator of real estate use at the regional level on the gross regional product index by applying mathematical modeling tools, which, unlike the existing ones, provided an opportunity to form a quantitative basis for ensuring positive trends in the generalizing factor of regional development;

- methodological approaches to assessing the use of real estate, based on methods and models that characterize the directions and features of the use of spatial, functional, investment, and environmental support, which, unlike the existing ones, provide an opportunity to form a mathematical basis and identify appropriate tools for developing a method for assessing the level of real estate use in the regions;
- mathematical modeling of the processes of real estate use at the regional level on the basis of establishing links between systemic spatial, functional, investment, environmental factors and the integral indicator by applying the method of correlation and regression analysis, criteria for the adequacy of models, which allows to determine the directions of improving the efficiency of real estate use;
- a mechanism for the use of real estate at the regional level, based on the results of evaluation, mathematical modeling, and forecasting of real estate use factors, which, unlike the existing ones, made it possible to determine the directions for the implementation of scientifically based recommendations and to build geospatial monitoring maps.
The practical significance of the results obtained is that the theoretical results and methodological provisions of the thesis are brought to the level of specific practical recommendations for the development of methods and models of real estate use at the regional level.
