Object of research: the agricultural enterprises of various ownership and managing patterns of the Cherkasy region. The purpose of research: revealing of the basic socio-economic factors, which define transformation processes' directions and rates at realization of agrarian reform, and also development of the offers concerning optimization of the rent ground and property relations on a village. Methods: economic-statistical, monographic, account-constructive, abstract-logic, sociological researches, system analysis. Theoretical and practical results: the theoretical bases of a problem of transformation of ownership and managing patterns, development of the rent relations in agrarian sphere are complemented; the revealed complex of socio economic conditions on a village can be used in the further transformation of agricultural enterprises. Scientific novelty: the methodical approaches to definition of a rent payment for ground and property are advanced; a complex of socio-economic factors of the agricultural enterprises for the first time is proved which can be determining at a choice of the form of managing on a village. Degree of introduction: the results are introduced in agricultural enterprises of the Cherkasy area at reforming the agricultural enterprises into other agrarian formations; are used in educational process Umanska state agrarian academy and by granting consulting services to the proprietors ground and property parts. Efficiency: the received results will enable to optimize the sizes of a rent payment for ground and property. Sphere, branch of use: the agricultural enterprises of various organizational-legal structures.
