Research objective studying and scientific substantiation of further development directions and formation of the effective economic mechanism of farms functioning in the region which would be adapted to modern social and economic conditions, and development of practical methods for efficiency increase of their manufacture as well. Research methods: statistical-economic, abstract-logic, dialectic, economic-mathematical, balance, design-constructive, monographic. Theoretical and practical results introducing offers on formation of the effective economic mechanism of farms functioning, it was the propositions about creation of servicing cooperative societies on sharing technique and sales of production made by farmers; business-plan about improvement of farms industrial activity of region; offers about improvement of the taxation and crediting are developed. Scientific novelty specified the essence of "farm-rent enterprise" in some cases is justified; it is advanced mechanism of creation and effective functioning of farmer servicing cooperative societies; it is developed the mechanism of involving lessors to the management of farmers' ground lease use; received the further development the strengthening mechanism of farms material and technical base - with the help of improvement of the lease mechanism, cooperation with the other agricultural enterprises; the offers concerning improvement of taxation system through introduction of tax in king are justified; necessity of credit communities creation on the basis of associations of farms is justified; it is advanced the order of creation and increase of productivity of farmer advisory centers work on the basis of scientific institutes, regional and district farms associations.
