Essay

The subject of the research is real estate appraisal during mortgage crediting. The purpose of the research is to improve a theoretical basis of real estate appraisal and assessment of mortgage credit size. There are used many scientific methods in the research (e.g. abstraction, analysis and synthesis, deduction and induction, modeling, comparison, using ratios). The results of research work are a lot of recommendations on appraisal of real estate used as collateral. These results are new in economic thought. They improve and elaborate a theoretical basis of real estate appraisal and assessment of mortgage credit size. Recommendations on choosing of real estate appraisal methods, using of real estate appraisal methods (capitalization rate assessment, etc), assessment of sustainable and forced sale value, credit risk management in mortgage crediting, assessment of loan-to-value ratio and credit size are used in business work. The research enlarges knowledge on appraisal. The results of this work are used for mortgage crediting in banks, for real estate appraisal, for studying banking in universities.
