Essay

Urban land value zoning. Improvement of value districts and economic-planning zones creation. The methods of investigation are meta-analysis, regression, spatial analysis, the Congalton and Mead method, dispersion analysis, and cluster analysis. The statistically significant influential factors of real estate market value are determined under the conditions of developed market. Fuzzy sets are applied in economic-planning zoning. The Congalton and Mead method is improved. The sphere of application is normative monetary land valuation.
