Thesis for degree of candidate of economic sciences, specialty 08.00.06 - economics of nature management and preservation of the environment. - National University of Life and Environmental Sciences of Ukraine, Kyiv, 2010. In the thesis the theoretical and methodological principles of differentiated land use are explored. The ecological and economic essence of differentiated land use are substantiated. It's determined historical conditions to partition the land fund category for the main purpose. Land reform as a major factor in improving the management of land use is considered. Comprehensive assessment of land for suitability for use is filed. Zoning of land as an integrated method of land based on sustainable development is investigated. A methodical approach to the zoning of land on the principles of sustainable development of territories is given. It's defined ecological and economic and social foundations for sustainable development of land formation. The global experience of the mechanisms of land zoning are analyzed. Considered natural and agricultural zoning as a basis for zoning of agricultural land. A zoning approach to land in the market land relations is proposed. It's developed ecological-economic model of zoning at the local and regional levels (in the Kiev oblast area). Proposals for land management to ensure zoning are given. Ecological and economic effect of zoning on land is stated. .
