The object is are the land of settlements, located on mining territories; methods - monographic, descriptive,abstractly-logical,cross-correlation-regressive analysis, sociological, method of the statistical grouping; novelty - theoretical bases of appoach of the expert and normative monetary land valuation taking into account influence of underground mining on the basis of the additional expenses caused by influence of harmful factor; results - the algorithm of analysis of influence of underground mining works within monetary land valuation, a range of size of resistance of market to the real estate (stigma) as a result of influence of mining works on the real estate, approach of the selection of zones of identical influence of underground mining works for the normative monetary valuation, classification of expenses caused by influence of underground mining works on an earth surface and buildings, dependence between the values of deformations of earth surface and physical wear of building that suffered; industry - cadastre and land monitoring.
