The purpose of the study is to determine the functional form of the planning authority and the tion of multifamily housing under the influence of socio-demographic and stretch in respectively and territorial factors. The object of study - an apartment house. Subject of investigation - functional planning organization of multifamily housing in the modern N initial conditions of large cities of Iran. The technique involves the study of theoretical studies in the works of Iranian, European and American scien-tists and the existing design of the world experience of the designer and multi-family housing, a comprehensive analysis of factors influencing the differentiation of multifamily housing in large cities, the method of peer review and experimental design. Scientific novelty of the results is to identify general trends in the development of multifamily housing in major cities in the creation of structural logic model of housing, to develop a classification of multifamily housing in the light of the typological features of the structure, to identify and substantiate the influence of major climatic, socio-demographic and s urban x parameters on the formation of functional functional-planning organization of multifam-ily housing in major cities in the profile and processing functional recommendations and planning organization of multi-family housing for specific conditions.
