Object of research: process of the forming and increasing the efficiency of the socially oriented mechanism of functioning of assets of house maintenance enterprises. Research methods: the built-in standard functions of mathematical addition of OS Windows - MS Excel, methods of variance analysis, economical and mathematical modelling, determination of cost of steady assets after market categories, multivariable regressive analysis are used. Purpose: a theoretical basis, development of methodical regulations and practical recommendations concerning the improvements of socially oriented market mechanism for providing the effective functioning of assets of house maintenance enterprises as basis of development of houses sector of economy. Findings: features of economical essence of the socially oriented mechanism of functioning of assets of house maintenance enterprises, tendencies of forming of modern house market, primary directions of increasing the effi-ciency of an assets management in houses sector of economy. It is developed: criteria of the estimation of efficiency of capital repairs of structural elements of buildings, tools for strategic and operative management of current assets in houses sector of economy, algorithms of the estimation of market and just value and utility of houses. Practical realization: methodical recommendations for improvements of management of current assets of house service enterprises, method of grounded determination for ratio of permanent and variable parts of current assets, electronic visualization system of control of cash flows in multifamily house co-owner unions. Sphere of the use: practical activities of house maintenance enterprises directed on the use of properties of the socially oriented mechanism of functioning of assets of houses sector of economy as the key lever for increasing the efficiency of the house maintenance and improvements in public utilities provided for population.
