Object - normative and expert monetary estimation of agricultural land and the influence of environmental factors on its formation. Purpose - to solve scientific and applied research problem of environmental factors on the value of agricultural land and improved methods and models of monetary estimation. Methods - numerical and analytical modeling, systems analysis, modeling uncertainty, correlation and regression analysis. Novelty - theoretical synthesis and obtained new results for solution scientific and applied research problem of environmental factors on the value of agricultural land and improved methods and models monetary estimation of land in consideration of the ecological status of territories. Improved methods for normative and expert monetary estimation through the application of points growth class, science-based crop rotation correction coefficients. Designed the model of expert monetary value on the basis of arranging objects according to a set of features. Proposed the technology of automated model natural and agricultural zoning. The methods and models account for the influence of various factors on pollution monetary value of land. Areas of use of the results are monetary estimation of lands, state land cadastre, land management.
