Gnat G. Forming of the planning structure of social and affordable housing

The paper analyzes conditions for establishing non-profit housing in Ukraine. The author conducted a series of studies and identified the main factors of forming the social and affordable housing types, foundation for planning organization, formation of apartment types and basic design principles. Based on the studies results, full-scale examination of social and affordable apartments, the survey of potential consumers and experts in that field, the author proposes to expand the existing typology of apartments, complementing it with special planning types of social and affordable housing. Analyzing the impact of economic, legal, legislative, regulatory and design, social, psychological, demographical and other factors, the paper determines a number of features that concerns planning of social and affordable apartments, functional organization of separate apartment elements and optimal range of planning techniques. The author also develops her own suggestions towards the integration of specialized social and affordable apartments with total housing stock and proposes adjustments and improvements to current building norms regulating parameters of social apartments.
