Thesis on competition of a scientific degree of the candidate of technical science according to specialty 05.24.04 - Cadastre and Land Monitoring - Kyiv National University of Construction and Architecture MES Ukraine, Kyiv, 2013. The thesis summarizes current tendencies and the problems of the commercial real estate market. Also a comprehensive analysis of the role of real estate in the socio-economic and spatial development of cities is conducted. The factors that determine the efficiency of land for different types and classes of commercial property are investigated. The method of calculation of the integral index factors and a conceptual model for determining the optimal use of land for commercial property in existing urban environments is proposed. The necessity of unification of topographic and geodetic information through the introduction of a common system of coordinates and classification of land on functional grounds is grounded to create a digital model of the city in which the integrated data on the urban environment and comprehensive presentation of the property are combined.
