The object of study is the sports and recreational facilities are located within the structure of residential buildings. The study aims to develop a model of architectural planning of fitness facilities, located in the structure of residential development and the development direction of adjustment regulations regarding their design. For the first time the problem of designing fitness facilities, located in the structure of residential development in the context of new social and economic realities. Improved updated list of sports and physical activity, as well as the typology of athletic fields (supplemented by existing criteria and defines a new typology - an area of the site). Suggestions of adjusting the existing regulatory framework for the design of fitness facilities. Models architectural planning of fitness facilities and the method of design of new and reconstruction of existing facilities of physical education, which are located in the structure of residential buildings.
