Kovtun M. Residential property market under modern economic conditions.

Thesis is devoted to a complex theoretical and methodological research of residential property market formation and development in Ukraine under the current economic conditions and development on this basis of practical recommendations towards improvement of the residential property market functioning and modernization public policies over the problem of housing in Ukraine. This paper discusses and summarizes the views of academic economists on the nature of housing as a special good. Existing approaches to determine the essence of the housing market and its structure are researched. Analysis of the modern economic conditions influence on the residential property market processes in the national economy is provided. The evolution of the domestic residential property market in the process of market transformation and its current situation are analyzed to reveal trends and barriers of residential property market functioning. The level of affordability in Ukraine is evaluated. The influence of market regulators in the residential property pricing mechanism is considered.
