Palamar A. Improvement of the regulatory monetary valuation of land located in the zone of influence of mining and metallurgical enterprises (by the example of the city of Kryvyi Rih).

This thesis has studied the effect of environmental factors influence on the valuation of land located in the zone of the mining and metallurgical enterprises, improved methods and models of the regulatory monetary valuation of land in big industrial cities through the implementation of environmental factor Ke. Adopted coefficient characterizes land location in the relevant area of the geospatial model that will cover all the parameters of the environmental situation of the industrial region. Identified and analyzed factors allow characterizing zones of industrial settlements. It is found that with the development of operating of the mining and metallurgical enterprises a need arises for account of the ecological state of the territory with the regulatory monetary valuation of agricultural land and settlements. It is investigated the conditions of formation and spatial distribution of the main types of environmental pollution of Kryvyi Rih, as reflected in the map data with the valuation of land development pressure on the environment. It is demonstrated the necessity of preparing the thematic cartographic material for land valuation located in the zone of influence of the mining and metallurgical enterprises. It is proposed on the basis of certain types of environmental situation and degree of disturbance of the earth's surface the value of the test factor (Ke), which will depend on the magnitude of the impact of environmental factors and surface contamination in the respective area of geospatial model. The work is carried out by two stages of testing research results ? the introduction of the environmental factor in the calculation (Km2) and the determination of the product values of local factors (Km3). As a result of the implementation of additional environmental factor (Ke) for the industrial cities by the example of the city of Kriviy Rih the calculations have been changed significantly in favor of the population.
