Grek M. Method and models of influence of urban development factors on the use of urban land

The dissertation is devoted to solving an important scientific problem concerning the increase of the efficiency of the use of the land of cities on the basis of scientifically substantiated recommendations based on methods and models of the influence of urban development factors on the level of land use. Based on the analysis of scientific and literary sources, urban planning factors that characterize functional areas and features of land use, informational and infrastructure support, cities' potential, and the level of development of territories are determined. This allowed developing a multi-level system of indicators and developing a methodical tool for an integrated assessment of the impact of urban development factors on land use. As a result of the analysis of the theoretical positions, a group of stakeholders was identified and the necessity of including in the system indicators that determine the impact of urban development factors on land use, level of interaction between stakeholders was proved. This contributes to a more balanced integrated assessment of the impact of urban development factors on the use of land in cities. In this work, a method is developed for assessing the influence of factors on the use of urban lands, based on a set of interrelated actions taking into account the multi-level system of indicators and the results of their modeling. The dissertation developed the models for determining the integral indicators of urban development provision and the level of interaction between stakeholders, which allowed determining the level of influence of urban development factors on the use of land, taking into account the peculiarities of interaction between groups of interested persons. Also, models of the impact of integrated indicators of urban development provision and the level of interaction between stakeholders on population density of settlements in Ukrainian regions based on correlation-regression analysis have been developed, which has allowed establishing cause-effect relationships between indicators and forming the basis for implementation of measures of improvement the efficiency of land use of cities. As a result, scientifically grounded recommendations for increasing the efficiency of land use of cities that take into account the results of the modeling of integrated urban development indicators have been presented, which allowed to ensure the growth of population density of land and build a GIS map for monitoring of urban development provision and the level of interaction between stakeholders in the land use system of settlements of Ukrainian regions.
