Object of study: government regulation of the residential real estate market. Purpose: substantiation of the theoretical foundations and development of practical recommendations for improving the financial mechanism of state regulation of the residential real estate market in Ukraine. Methods: systemic approach, hypothetical-deductive, deductive evidence of the hypothesis put forward, structural-functional analysis, a number of comparative methods, statistical, prognostic; conceptual theoretical. Results: substantiated the theoretical foundations and scientific and applied recommendations for improving the financial mechanism of state regulation of the residential real estate market. Novelty: a qualitatively new approach has been proposed for the formation and implementation of the financial mechanism of state regulation of the residential real estate market, and the criteria base for the classification of the main models of state regulation of the housing market; methodical approach to the formation of the mechanism of state regulation of the economic system by introducing the experience of price regulation in the residential real estate market in foreign countries and the socio-economic rationale for choosing the direction of the housing market; improved approaches to improving the tools of state regulation of the processes of development and distribution of services in the housing market as a state program; The model of structural transformations of the financial mechanism of state regulation of interference in the functioning of the housing market was further developed; the substantiation of scientific and practical recommendations for improving the financial and organizational mechanisms of state regulation of the housing market in Ukraine was further developed.
