Essay

The dissertation is devoted to the development on the basis of BIM-technologies of the methodical and applied tools of organization of construction and administration of the cycle construction developer project of scientific and methodical tools for organizing construction as part of the life cycle of development projects (СDP), based on the involvement of stochastic algorithms and BIM-models for the preparation and administration of such projects in the format of modern development. For the needs of the successful implementation of construction projects in development, the methodological and applied tools of BIM-modeling and construction administration have been developed and substantiated. The basis of the toolkit is improved on the basis of BIM-technologies and fuzzy logic decision-making methods a model of adequate reflection and timely adjustment of the motion of the integrated developer and customer of resources and management technologies during the whole cycle of the СDP – from initiation to completion of construction. In contrast to the traditional use of BIM-technologies as an additional means of visualizing design, constructional and technological solutions in construction, in this work, the BIM-technology was first used in a wider format as a comprehensive tool aimed at solving problems: stratification of the contents of the CDP-tasks in stages and stakeholders – customer, developer, investor, subcontractors (implementing organizations); formalized assessment and selection of the overall organizational and technological model of the CDP-cycle, using new criteria systems that cover the impacts of both the external and internal micro-environment of the project; operational functional, technical, and administrative control of the implementation of individual stages and activities of the BDP subcontractors (executors) of the project.
