Essay

The dissertation is devoted to the development of scientific and methodological support and tools for housing investment, which is considered in coordination with the specifics of economic and credit and contractual relations of the leading subjects of housing development - lender, developer, investors. Introduced in the work methodological basis and analytical tools allow you to choose a rational - for the enterprise-lender, developer and private investors - the option of investing in housing development project (HDP) and lending to its participants. The toolkit includes analytical components and a set of software modules that are jointly focused on the following tasks: - structuring of HDP by commodity-property complexes and various effective alternative mechanisms of crediting of housing construction, among which are: targeted financing; lending using "escrow accounts"; "Mezzanine" lending; - early identification and neutralization of the risks of crediting and investment of HDP, which is realized with the involvement of scenario-imitation approaches and provides for forecasting the realistic value of the net inflow of revenues and net created value of RUs; - analytical substantiation of guarantees for repayment of credit resources by the creditor bank from the side of the developer and private investors (individuals); using special econometric functions of the influence of the course of investment-construction and credit processes on the financial and financial status of the leading participants and the level of liquidity of their assets. The results of the study collectively implement a productive tool for the realities of Ukraine formalized justification of the economic and managerial format of investing residential development as a development project and the object of targeted lending, investing and budgeting.
