The object of the research - reconstruction of residential buildings of the first mass series; the purpose – the development of recommendations on the choice of effective models of reconstruction of residential houses of the first mass series at change of organizational and technological decisions of reconstruction, by the analysis of possibilities of reconstruction of residential buildings of the first mass series; determination of patterns of changes in the efficiency of reconstruction of residential buildings of the first mass series under the influence of organizational and technological factors, using the theory of planning and modern computer programs; determination of the most effective model of reconstruction taking into account current restrictions; the methods - system approach and generalization, combinatorial-morphological analysis, abstraction, formalization, methods of organizational-technological, economic-mathematical and simulation modeling, the methods of multifactor correlation-regression analysis, the methods of experimental planning theory, the methods of qualitative, quantitative and comparative analysis; the methods of expert-heuristic evaluation; the results - the technique of research of reconstruction of residential buildings of the first mass series is elaborated; the regularities of change of indicators of efficiency of models of reconstruction of residential buildings under the influence of organizational and technological factors and conditions of reconstruction have been revealed; one has identified areas of effective solutions for the reconstruction of buildings, when changing organizational and technological factors; one has developed recommendations for the selection of effective models for the reconstruction of residential buildings of the first mass series when changing the organizational and technological solutions for reconstruction;it has been introduced - during the reconstruction of buildings at 98 Cosmonauts Street and during the reconstruction of a residential building at 47 Budyonny Street in Mykolayiv.
