Object - processes of rational use of the grounds in residential suburbs of greater{big} cities of Ukraine in new social and economic conditions; the purpose - development of methodological bases of management by ground resources of residential suburbs of greater{big} cities and a scientific substantiation of mechanisms of regulation of development of zones of influence of greater{big} cities in new social and economic conditions; methods - the monographic, is abstractlogic, system-structural, comparative, index, disperse and correlation analysis, and the factorial analysis; novelty – methodological bases of capitalization of the grounds of residential suburbs of greater{big} cities for the first time are developed, the conceptual model of factors of capitalization of the suburban grounds is developed, the system of parameters of an estimation of capitalization of the suburban grounds is developed, the theoretical imitating model of development of city is developed; Results - recommendations on optimization spatially structures of a residential suburb; improvement of techniques of an estimation of the suburban grounds of their taxation; definition of directions of the interconnected development of suburban settlements; zoning of suburban territories; an establishment of territorial borders and a legal status of residential suburbs; it is introduced in an economic practice.
