The factors of land-tenure (geographical location, relief, climate, soils, minerals, vegetation), that stipulate forming of modern types and forms of the land fund use in the investigated region, are described in thesis. Reasonably, that for the historical analysis of process of the land fund use it is expedient to use a term "evolution of land-tenure", that is predetermined by political and legal, ecological and technological, and economic factors.
