Object is a modern type of urban housing in Ukraine. The aim of the study is to determine patterns of evolution and prospects of architectural and typological structure of modern urban housing in the new market conditions in Ukraine. Determined the impact of typological features of residential buildings on the health of residents, the development of children, the level of anti-social manifestations and outlines countermeasures or neytratsizatsiyi negative factors. The expediency of introducing gallery and gallery-sectional types of buildings and socially integrated housing for different groups. Principles of reforming the regulatory framework housing design, a methodology for evaluating design decisions. Practical value of the study is the ability and socio-economic efficiency of their use, such as in reforming the regulatory and legal framework and methodological design of housing, in design practice, the design principles of state and local housing policy and in the field of architectural education.
