Bronevytskyi S. Development of the organizational and technological bases of construction of affordable housing taking into account town-planning design characteristics of the territories of large cities

The object of study - the process of construction of affordable housing to the conditions of the system influence city forming factors. The aim of the thesis: development of theoretical positions, methodological approaches and practical recommendations on the substantiation of organizational and technological decisions for building affordable housing, ensuring efficient use of resources and aimed at reducing the length of production work, taking into account town-planning design characteristics of the territory of large cities. Research methods: methods of system analysis, abstraction, formalization, analysis and synthesis; methods of expert evaluations; methods of probability theory and mathematical statistics, correlation and regression analysis; methods of organizational-technological simulation, decision theory. Theoretical and practical results: the developed method for selection and substantiation of rational organizational and technological decisions of construction of affordable housing; analytical dependences adequately reflect the specific features of construction of affordable housing and can be used to predict the cost of construction products and construction time. Scientific novelty: for the first time formulated the methodological principles of organizational and technological design of affordable housing taking into account town-planning design characteristics of the territory of large cities; further development of the system of organizational-technological and economic factors that affect the performance indicators organizational-technological solutions of the construction of affordable housing; for the first time the regularities of the influence of determining organizational and technological and economic factors on projected cost and duration of construction of affordable housing; further development of the method of the substantiation and selection of rational organizational and technological decisions of construction of affordable housing, which allows to reach the best values of the predicted technical and economic performance within the given resource constraints. Degree of implementation: development of design and tender documents of LLC "K.A.N. Development" the use of the revealed regularities of influence of organizational, technological and other factors on the duration and cost of construction of affordable housing in the residential complexes of Kyiv has significantly improved technical and economic performance of projects. Application area: the design of the organization of construction of affordable housing.
