The theme of this study focuses on optimizing the marketing management of real estate enterprises, especially how to enhance corporate competitiveness through innovative marketing strategies under the conditions of saturated market demand and increasingly strict industry policies after decades of rapid development of China's real estate industry. The high debt and high expansion strategies adopted by the real estate industry during the period of rapid development have become unsustainable, and how to transition to "quality" development has become an urgent need for the industry. Therefore, the purpose of this study is not only to conduct an in-depth analysis of the marketing performance of real estate enterprises at the theoretical level, but also to provide practical solutions for such companies in practice to help them find a breakthrough in the complex and volatile market environment
