Hromyak T. Improvement of market evaluation methodology of farming lands in Ukraine

The total evaluation of exerting methodology for monetary evaluation of farming lands was given in this dissertation work on the basis of foreign and nature experience. The analysis of normative soil evaluation coefficient indexing interdependence with one of its main forming factors, i.e. the winter wheat price, has been carried out. Different methods of soil expert evaluation and their utilization under present stage of farming relations were studied. Marketing studies of soil farming relations and monetary evaluation of soils made it possible to determine the attitude and expectative needs of population under Lugansk region example. Expert evaluation of farming lands were done with the help of different methods that resulted in revealing the most suitable variant for determining of ground-rent taking into account the correcting coefficients (i.e. index of soil quality, distance to the market, changing of bank interests, proportion of bare fallow in crop rotation, solvency of population and soon ). The model of interdependence soil price and major factors of production was analyzed and proved. Forecasting's of yields cycling were studied that proved the tendency of ground-rend growth resulting in raising market prices of farming lands.
