Essay

The objective of the study is to determine the principles of reconstruction of a typical housing stock, built in 1970-1980ies, and develop science-based recommendations on the reconstruction measures in homes for residents with medium and low money incomes as well asfor the people of limited mobility.Typical apartment buildings series built in 1970-1980ies arethe target of the research. The research subject encompasses principles of reconstruction of typical residential buildings erected in the 70-80ies. The research technique includes: assessment of the functional-and-typological structure of the typical residential buildings; benchmarking analysis of the architectural and planning concepts of the typical residential buildings based on feasibility study; on-site investigation of the typical residential buildings in Kyiv; impact assessment of the structural system on the reconstruction possibility; opinion poll of residents of the above buildings; grapho-analytical analysis of troubleshooting in architectural and planning concepts, and structural layout limitations of typical housing for various groups of dwellers; comparative evaluation of economic benefits of the typical residential building reconstruction and the new construction on the liberated site. Scientific novelty: for the first time feasibility of reconstruction of the typical residential buildings erected in 1970-80ies has been scientifically substantiated with the aim of their adaptation for low-income and limited mobility residents; the technique of the opinion poll of low-income and limited mobility people has been improved, as well as the method of the structural system impact on the reconstruction of typical residential buildings; conceptual model of reconstruction of the typical residential buildings of the 1970-80ies has been developed,allowing for the increase of the total floor space and compliance of the functional planning solution with the current requirementsof different groups of people, application of multipurpose structural systems and variation of spatial construction; typological principles of shaping a complex of various spaces in the typical residential building and the development area are suggested as a ”living space – house – apartment” system; fundamental principles of the typical residential development reconstruction are formulated (hierarchy of spaces, social and functional typological conformity, dimensional unity and diversity, socio-economic expediency). It is proposed to further develop methods of flexible planning of the typical apartments for various groups of people (including with limited mobility), and recommendations are made on bringing these apartments into compliance with the contemporary demands and standards. The research outcomes are implemented in the author’s design projects on reconstruction and flexible space arrangement.
