Ryzhok Z. Improvement of agricultural land estimation under conditions of land relations transformation

The dissertation outlines scientific and theoretical fundamentals of performance of agricultural land estimation as a constituent of economic regulation of land relations. The work describes kinds of land estimation and methods of its performance, relating to the intention. The research analyzes use of land resources in Lviv region, defines problems of land relations development and specifies directions of its improvement. The author of the thesis argues principles of economic regulation of agricultural land use. The work gives proposals concerning improvement of normative monetary estima-tion of agricultural lands and recommends to determine value of the right for lease of a land parcel, using the methodic approach, which is based on indirect capitalization of additional income for a lease holder and comparison of prices for sale of the right of lease of similar land parcels at land sales. Basing on the indicators of agricultural enterprises performance, the author of the thesis calculates grades of economic estimation of arable land by the value of gross output, payback period and differential income, applying analysis of residuals of the built system of regression equations in terms of administrative districts of Lviv region. Results of partial classification of soils and economic estimation of lands are used for analysis of the current use of lands and organization of their use in the future for security of sustainable development of land management. The research supplies proposals concerning application of mathematic modeling for optimization of the system of land use.
