Research object: process of complex reconstruction of residential building (quarters, microregions). Research purpose: development of theoretical positions, methodical approaches and practical recommendations on the organizational and technological projecting of complex reconstruction of residential building, providing the effective use of resources and directed on reduction of duration of production of works and decline of cost of build products. Research methods: analysis and generalization of domestic and foreign experience, legislative acts and normative documents, methodological approaches to organization of reconstruction of housing fund; methods of analysis of the systems, abstracting, formalization, analysis and synthesis; methods of theory of chances and mathematical statistics, correlation and regressive analyses; morphological analysis, mathematical design; methods of organizational and technological modelling, decision-making theory. Theoretical and practical results: conception of the organizational and technological system of projecting of complex reconstruction of residential building is first grounded as an integral, opened, organized and flexible structure from heterogeneous constituents; methodological principles of the organizational and technological projecting of complex reconstruction of residential building are first formulated; the system of organizational and technological and economic factors, influencing on the indexes of efficiency of organizational and technological decisions of complex reconstruction of residential building got further development; conformities to the law of influencing of organizational and technological and economic factors (factor of improvement of housings terms, factor of sufficientness of central engineerings communications, factor of update of building, factor of termrenovation, factor of update of street-travelling network, factor of modernization of the system of social and domestic maintenance of population, factor of sufficientness of elements of equipping with modern amenities of residential building, factor of straitened) are first set on the forecast duration and cost of complex reconstruction of residential building; a forming method got further development, estimation, choice and ground of rational organizational and technological decisions of complex reconstruction of build objects of residential building, allowing to achieve the best values of the forecast technical and economic indexes within the limits of present limitations on the total worth of realization of project and general area, which can be got as a result of realization of project; an algorithm and calculation of economic efficiency of realization of projects of complex reconstruction of residential building software is developed on the basis of appendix of Microsoft Access.
