The dissertation is devoted to a comprehensive study of the process and state of urbanization in the general context of multidisciplinary scientific research and based on research and data on the city of Kyiv and other major cities of Ukraine. The main focus of the work is on determining and studying environmental and economic factors that are directly and indirectly related to the development of urban and suburban areas. In the context of the work, the link between changes in land use and urbanization processes related to the development of the city was studied and outlined and taking into account the consequences and impacts of environmental changes and the environmental situation, both within the
district and the region as a whole or in a global context. A large number of scientific and scientific-practical international and domestic
publications and other materials were analyzed, researched and processed. During the study, the author analyzed the experience of leading scientists from the EU, USA, China and Ukraine in the fields of urbanization, urbanization economics, ecology and other related fields of scientific research. Key achievements in the study of the causes and consequences of urbanization processes, their impact on the state of ecology and economic development of the city, region and country were taken into account and analyzed. For a comprehensive assessment of the situation and modeling of various options for the development of urban and suburban areas, the author conducted a thorough study of the historical development of large cities from developing countries and leading countries of the EU, the USA and Asia. The paper proposes methodology for assessing options for the development of territories and the economy of the city, cost-effective land use, taking into account environmental factors. The developed methodology allowed to form the main options for the development of territories, namely options for the development of urbanization in Ukraine and the world. Also, for more detailed and objective forecasting of options for urbanization development as a state, the model for calculating the economic assessment of the use of land resources in the context of resource-efficient city management was substantiated. The system model of methodological analysis and characteristics of land use in the context of city management and research includes the following factors - types of objects, spatial placement, visualization (map), property, land and its price/characteristics, prospects for
land or territory development, economic reporting and forecasting. Visualization was used to view the results of the modeling process, namely the visual representation of the city with basic economic data, objects and environmental indicators (in the format of two-dimensional color map).
