The thesis is a comprehensive study on further development of theoretical, methodological and practical provisions that determine the ecological, economic and institutional foundations of the formation of non-conventional agricultural land use in the context of greening and capitalization of land use within rural areas. It is substantiated that non-conventional agricultural land use is understood as the process of organizing economically efficient, ecologically safe and socially oriented use of agricultural land as a means of primary production in close interaction with the surrounding natural environment and with land ownership relations (where man and his intelligence are the key to the formation of land capital). It is substantiated that the formation of non-conventional agricultural land use should be based on the following principles: health safety in the context of the production of ecologically clean products and preservation and restoration of natural resources and biodiversity; ecology in the context of adaptation to local conditions, ecology, crop and scale of land use; fairness in the context of expanding socially and ecologically fair land use and preserving land for future generations; concerns in the context of prudence and responsibility regarding the organization of non-conventional agricultural land use, management, development and technology. It is substantiated that there is a direct relationship between the amount of added value created per 1 ha of agricultural land and the cost of agricultural land use. Proved, that methods of land use organization in the process of formation and functioning of non-conventional agricultural land use should ensure: improvement of soil structure and fertility; prevention of erosion and other processes of land degradation and soil compaction; promote biological diversity; apply crop
rotation; use renewable energy sources. A logical and meaningful model of the methodology for determining the main components of conventional and non-conventional agricultural land use systems has been developed. It has been found that the quantity and quality of land available for food production is under urban pressure due to decisions and demands made by consumers, producers and governments. It was found that the number of scientific research on the development of non-conventional land use is also increasing. It is substantiated that the introduction of innovative measures in agriculture, will contribute to the growth of agricultural production in Ukraine. It is substantiated that rural green tourism is almost the only industry that does not require investments and large capital investments at the initial stage, but can bring great benefits to the rural population, primarily by expanding the market for domestic goods and services, creating new jobs and contributing to the inflow of foreign currency. It is substantiated that with the growth of the area of non-conventional agricultural land use, in particular, with regard to the cultivation of organic products by 2030 (up to 800 thousand hectares), production can be from 4,8 to 7,5 million tons in 2025, as well as from 5,6 to 8,8 million tons in 2030, resulting in value added figures ranging around 20,4 million euros in 2025 and around 24 million euros in 2030. Aggregate added value under the «green» economy scenario can increase by 1,44 billion euros by 2025 and by 2,27 billion euros by 2030 compared to 2020. A logical and meaningful hierarchical structural diagram of the institutional environment for the formation of non-conventional agricultural land use has been developed. It is substantiated that the formation of non-conventional agricultural land use includes the optimization of biological processes of transformation of organic matter in agrocenoses to ensure the C/N ratio within the recommended optimal 20–30/1. it is substantiated that the effectiveness of the implementation of nonconventional agricultural land use (regarding the improvement of the structure of crops (saturation with niche and non-conventional highly profitable and ecologically safe) in the organization of land and regularization of crop rotation is UAH 4,228/ha, the balance value of arable land use will be UAH 86,073/ha
or by (86,073–58,613) UAH 27,460/ha is greater than the existing option. The normative monetary valuation of arable land used for taxation will be UAH 39,124/ha. According to the normative monetary valuation of arable land according to the data of the State Geodesy, Cartography and Cadastre Service of Ukraine, the cost of land use is UAH 26,531/ha, and according to the investment project of non-conventional agricultural land use, it will increase by 1,5 times. Accordingly, the budget revenue from the land tax will increase by 1,5 times.
