Zapototsʹka V. Human-geographical research of the housing market of the Kyiv region

The work substantiates the solution of an important scientific task of creation of theoretical and methodological principles of housing market development in the region and proposes practical recommendations for its improvement within the Kyiv region. The expediency of application of socio-geographical approach to the investigation of the housing market of the region is proved, the theoretical work on this problem is analysed, the difference of the categories «real estate», «residential real estate» and «housing» is delineated. The most characteristic features of housing as a public good are defined, the main classification features of housing are determined. It is established that the main criterion for the formation of the housing market is its clearly expressed territorial localization, which manifests itself in the territorial features of other objects or elements that may change over time. Main groups of factors of the housing market development are analysed. They are, in particular, territorial factors, qualitative characteristics of housing, factors of housing construction and development of the construction industry in the region, economic, socio-demographic and labor, legislative, administrative and socio-psychological factors.
