The thesis is devoted to developing the theoretical and methodological principles and methods for predicting the dynamics of the price of the real estate market, based on the hypothesis of coherent market. To substantiate the conceptual positions held peredprohnoznyy analysis of price changes using discrete methods of nonlinear dynamics. According to the hypothesis of coherent market constructed fuzzy model diagnostics (identifying) the state of the real estate market. A study determining the degree of predictability of price dynamics for real estate in the regional context. The simulation of the impact of fundamental factors on the dynamics of prices for real estate based on the cognitive model. Building a hybrid intelligent system for predicting the dynamics of the real estate market, based on the integration of soft computing (fuzzy model), the model of a homogeneous structure (implements the functions and purposes, a similar function of artificial neural networks), genetic algorithm and cognitive models (as the pixel and adjustments). The application of the proposed conceptual positions, methods and models allows to deepen the analysis, to improve the accuracy of forecasting the market, a prerequisite for quantification of management decisions and increase the economic efficiency of the property market
